- What have similar properties in your area been selling for?
- What similar properties are for sale right now?
- What is the overall condition of your property?
- How soon do you want to sell?
- What are the overall economic conditions for the area?
These are the absolute fundamentals of determining value on a piece of property. When you're Realty Plus agent offers you a suggested list price you have the opportunity to accept the suggested price, or determine one of your own. If your suggested list price is reasonable, your Realty Plus agent will accept your list price. The chance that both of you will come up with the same figure is slim at best.
Work with your Realty Plus agent and realize that we will always try to establish the highest price we can for your property. If you get a higher price from another agency, challenge them to support this value through 3 comparable sold properties which is exactly what the bank will be asking for when they come to appraise the house once it's sold. If they can't establish the value for the property there's a good chance your sale may fall apart.
